With a far-sighted vision and a high-profile entrepreneurial approach, Aurora Immobiliare S.r.l. has led the entire redevelopment and reconstruction process of Caserta’s historic “Pinto” Stadium for years, becoming a driver of urban and sports innovation for the entire territory. The company, as the leader of a Temporary Business Grouping together with Casertana F.C. and Consorzio Stabile Santa Rita, promoted and implemented a project that today represents one of the most advanced examples of public-private partnership in the field of sports facilities in Italy.

Aurora Immobiliare did not just present a project: it directly supported the most complex stages of the administrative process, invested significant and ongoing equity capital, built stable institutional relationships, and identified the strategic partners needed to ensure the economic and operational sustainability of the initiative. By establishing the project company Caserta Stadium S.r.l., in which it initially held an absolute majority (76.07%), Aurora demonstrated a concrete, structural and lasting commitment.

The total value of the project-more than 51 million euros-is a testament to the ambition of the initiative, designed not only to meet sporting needs, but also to generate significant economic and social spin-offs for Caserta over a 90-year time span.

The project has attracted the interest of major financial players, including international boutique Petricca & Co. Capital S.A., which specializes in managing alternative real estate funds. Recognizing Aurora Immobiliare’s value and vision, the player promoted the creation of the 10 Stadi Fund, with the aim of investing in the revitalization of Italian sports infrastructure. The collaboration became concrete in January 2023 with the signing of a strategic agreement for the development of the “Rossoblù” sector.

However, due to international instability-particularly the wars in Ukraine and the Middle East-and the spillover effects on the global financial system, the Fund has slowed down its operations, effectively shutting down any possibility of immediate project development through this channel.

Aurora Immobiliare reacted with determination, moving forward with the administrative and implementation process and still ensuring the full operation of the Project Company. It also identified Conpat Scarl as a new strategic partner with proven financial strength, thus consolidating the long-term sustainability of the project.
